Some of our clients want attention to every detail, visibility and an award-winning design, and for others, a simple and elegant solution on a budget is the priority. We understand that our clients have different needs when it comes to services and fees associated with these services.

That’s why we’ve created three options for you to choose from:

This option is easier on the wallet when keeping the design fees lower is a priority. However, be ready for some heavy lifting yourself.
We will meet on site to discuss goals and verify dimensions and site conditions, with the “as-built” drawings done by others. Following that, we will prepare one design option for the layout in plan and elevations. We will have one round of design revisions. After the plan and the elevations are approved by you, we will prepare a permit set and coordinate with the engineers that you will hire in a separate contract.
The coordinated set of drawings will be sent to you for submittal to the planning and the building department, which you will do yourself or with an expediter. If any revisions are needed as a result of plan check comments, we will make adjustments.
During the construction, we will make two site visits and respond to contractors’ questions in bi-weekly calls. You will have to select all the finishes, fixtures, and interior doors with hardware yourself or with the help of the contractor.

This option is the Goldilocks zone of comprehensive architectural and interior services that will guarantee a beautiful solution with smooth implementation.
It includes everything from the Bronze option, plus we will measure your space and prepare “as-built” drawings ourselves. Here, we will have a visioning meeting to establish the look and feel that you will love. We will also build a 3D model to visualize your project and help make better decisions on the design iterations. We will help you select interior finishes and fixtures.
During permitting, we will be proactively submitting the drawings and coordinating with the city departments.
During construction, we will also review material orders and installation drawings and answer formal questions from a contractor coordinating the answers with the engineers.

This option is the premium selection for your dream to come true.
It includes everything from Bronze and Silver, plus we will take full care of your project. Starting with project management and contractor bid evaluation, to finding specialty consultants like art curators, lighting designers, sustainability experts, environmental graphic specialists, and landscape architects.
Our design will include detailed built-in cabinetry that is laid out with your behavior patterns in mind and exquisite custom tile and stone patterns developed by our skillful Ukrainian partners.
We will be presenting the material palettes and finishes to you in person in the comfort of your office or home. Concurrently, you will be looking at photorealistic renderings of the selections to be able to make your decisions easier, and just be inspired and excited for your dream to be realized.

Adaptive Reuse

This project type is very unpredictable in terms of the design fees. You can count on spending more on an existing building than a new building, however the savings may be recouped during construction.
We work on an hourly basis on adaptive reuse projects or any type of innovative projects where it is not possible to estimate the effort upfront.
